What this market
actually looks like.

The Costa del Sol is not a single market. Understanding these distinctions is the difference between a sound acquisition and a costly one.

"Most buyers compare properties. The more productive comparison is between locations." Two comparable apartments can perform very differently over a five-year horizon — depending on micro-location, orientation and future supply pressure in the immediate area.
"The Costa del Sol is not one market." Marbella, Estepona, New Golden Mile, Mijas, Benahavís, Manilva — each operates with distinct pricing dynamics and resale liquidity profiles. The differences are more significant than the similarities.
"Some properties sell well. Some hold value well. These are not always the same asset." Strong photography does not predict long-term performance. This distinction comes from sustained observation of the same submarkets over many years.
"The most consequential decisions occur before the property search begins." Your acquisition objective — capital growth, rental yield, lifestyle, resale liquidity — determines which properties are appropriate. Establishing this early transforms the quality of the search.
